I'm a Landlord, how can you help me?
If you are looking to rent your property, we can often help by offering a long term lease guaranteeing your payments are made on time every time – and you won’t have to lift a finger! Because the contract is with a company, if we didn’t pay you, you could immediately take back control of your property and avoid the hassle and expense of evicting tenants which would otherwise normally take around six months.
How do I know this is genuine?

We are built on a reputation we must maintain.  We are fully regulated and everything is completed with proper contracts in place.

How does it work?
This depends on whether we are sourcing a property for use by our own company (which we regularly do) or finding a property for a client. As directors of a successful Healthcare Agency, we often have staff which include nurses, doctors and other healthcare professionals looking for somewhere to stay on a short term basis. If we are taking on the property ourselves, we manage it and place our staff in the property. During void periods we fill these wherever possible with paying guests. Our clients have their own needs which will be discussed with you prior to any rental agreement.
Will my property be kept clean?
Every time a guest leaves the property it will be professionally cleaned to our exacting standards. Not only that but because we manage the property, we always keep it in excellent condition and complete any basic maintenance. In addition, we always fit Video Doorbells enabling us to monitor visitors to the property.
What about tenants rights?
Because we rent your property as a company, you only deal with us. Our tenants are our guests and as such, tenants rights are not a problem. This absolves you from being tied up with eviction matters etc and ensures you are far more protected than if you were to rent the property to an individual.
Are you an Agent?
No. We offer a free property management service. We become your one point of contact and we make the payments to you. This means if your property is empty, you still get paid.
So am I renting it cheaper than normal?
No, we pay your normal rental price. We can often offer uplifts or light refurbishments too. If we do this we may request a rent free period or reduced rent as we are increasing the value of your property.
What about bills?

We take care of bills in the same way as a tenant would.

Is this subletting?
No. This is a management agreement and is becoming a very common and popular practice in the property industry.
What about my property at the end of the Contract?

We hand your property back to you in the same condition as we took it on.  This will be detailed in our contract.

What if I wanted to end the agreement early?

Our contracts often include a ‘get out clause’ which allows either party to end the contract after a set period of time.  We can discuss this with you when agreeing terms.

I had a bad experience before, how do I know you're different?

We work with some of the largest property experts in the UK.  Our company directors invested and enrolled in the Samuel Leeds Academy and have undertaken extensive training.  Reputation can take years to build and can take weeks to lose.  We pride ourselves on customer service and client relations.  All our agreements are fully backed up with legal contracts.  We are also members of The Property Investors Mediation Service (PIMS).
